Why an audit is worth $79

Closing costs usually run from about 2% to 5% of your loan amount, according to Fannie Mae. On a $400,000 mortgage that is $8,000 to $20,000 — and the part you can actually control is the lender fees in Section A of page 2 of your Loan Estimate. Lenders are not required to itemize which of those charges are real work and which are padded. You can't negotiate what you can't name. A $79 audit names them, line by line, and hands you the words to ask for them back.

What the $79 audit delivers

Counter-offer email

A custom email written for your loan officer that names the specific fees to remove or reduce and the reason each one is unjustified. Copy, paste, send.

Under 24 hours

Upload your Loan Estimate and your audit lands in your Buyer Portal within a day — no phone calls, no waiting on a scheduler.

Refund guarantee

If we find under $250 in savings, your full $79 deposit is refunded. We only get a success fee when we actually save you money.

The audit, step by step

Nothing here is automated guesswork. Every stage below happens on your actual Loan Estimate, in this order, and the results land in your Buyer Portal within 24 hours.

  1. 1

    You upload your Loan Estimate

Start on the homepage intake with the PDF or a clear screenshot, plus your lender, loan amount, quoted rate, loan type, and target closing date. Those details tell us what your fees should look like for your loan type and state.

  2. 2

    You pay the $79 deposit

The deposit runs through Stripe and locks in your 24-hour turnaround. It is credited 100% toward your success fee, so it is not an extra charge.

  3. 3

We rebuild your fee stack from the document

Every charge is pulled off pages 2 and 3 and sorted into what it really is: lender charges you can push back on in Section A, services you are allowed to shop in Section C, and third-party costs like transfer taxes and recording fees that nobody can waive.

  4. 4

We test each lender charge against the work behind it

Processing, underwriting, application, document preparation, courier, and administration fees are checked for duplication and padding — the same task billed twice under two names, a flat fee that should scale with the loan, or a charge that simply covers the lender's overhead. Origination points and Section B markups get the same treatment.

  5. 5

We benchmark and total the recoverable amount

Each flagged charge is compared against what that line typically costs for your loan type, then written up as a finding with a dollar figure. Added together, that is your documented savings number — the only number your fee is ever based on.

  6. 6

    We ghostwrite your counter-offer email

You get a ready-to-send email addressed to your loan officer that names each fee, the amount to remove or reduce, and the reason it is unjustified — plus a downloadable counter-offer letter (PDF) for your file.

  7. 7

You send it and keep the savings

Findings, the recoverable-by-section breakdown, and the email appear in your Buyer Portal. You send it, negotiate directly with your lender, and pay the capped success fee only if we documented real savings.

We read documents and write negotiation language. We do not contact your lender, act as your loan officer, or give legal advice — see the full audit standards.

Audit FAQ

What exactly do I upload?

Your Loan Estimate — the standardized form every lender must send within three business days of your application. A PDF is ideal; a clear screenshot works too. The lender fees live in Section A.

Is $79 the total price?

$79 is the deposit that starts your audit. It is credited 100% toward a success fee of 10% of the savings we document, capped at $300 total. If we find under $250 in savings, the $79 is refunded in full.

How fast do I get the audit?

Within 24 hours of your deposit clearing. Your findings, the documented savings amount, and your counter-offer email appear in the Buyer Portal — no call required.

What are junk fees on a Loan Estimate?

Junk fees are lender charges that cover little or no real work — processing, underwriting, application, document preparation, courier, and administration fees stacked in Section A of your Loan Estimate. They are set by the lender, not by law, which is exactly why they can be negotiated or removed.

Can closing costs actually be negotiated?

Yes. Lender-controlled charges in Section A, and the services you are allowed to shop for in Section C, are negotiable. Third-party costs such as transfer taxes and recording fees are not. The audit separates the two so you only ask for what a lender can realistically give.

What if my loan officer ignores the email?

The counter-offer email names specific fees and the reason each is unjustified, which is hard for a lender to dismiss without explanation. You can also compare it against a competing lender's Loan Estimate. If we find under $250 in savings, your deposit is refunded.

How much do buyers usually save?

Documented savings typically run $1,500–$2,500, which puts the final success fee at $150–$300 before your $79 deposit is credited. Results depend entirely on how much your lender padded Section A, which is why we refund the deposit when we find under $250.

How is this different from the DIY Audit Toolkit?

With the Done-For-You Audit our team reads your Loan Estimate line by line and ghostwrites the counter-offer email for you. The DIY Audit Toolkit is the same method in your hands — dashboard, audit guide, junk-fee identifier, and email templates — for one $79 payment with no success fee.

Is my payment and my Loan Estimate secure?

Payments run through Stripe's encrypted checkout, so we never see or store your card details. Your Loan Estimate stays private behind email verification in the Buyer Portal and is never sold or shared with lenders.

Stop paying lender fees you can't justify.

Upload your Loan Estimate, get a line-by-line audit in under 24 hours, and send the counter-offer email that asks for the junk fees back. It starts at $79.
